Market Square Deception Bay

We’re in the final stages of the major refurbishment and expansion of Market (MKT) Square Deception Bay, with the team busy completing external works, tenancy fitouts, and roadworks in preparation for the opening in late June.

A fixture in the local community for decades, MKT Square Deception Bay is anchored by Woolworths supermarket and is owned and managed by Mintus Properties. A previous renovation of the centre was completed in 2019 before Mainbrace commenced work on the current major expansion and refurbishment program in 2022.

It’s an important project for the local community given the significant growth in the area. MKT Square Deception Bay is located in the Moreton Bay region, about 30 minutes north of Brisbane, in one of Australia’s largest local government areas. It’s also one of Australia’s fastest-growing regions.

The refurbishment will add a new full-line, market-style Coles supermarket, and around 7 specialty stores to the tenancy mix. Operating under a lump sum Design and Construct contract valued at approximately $21 million, we’re also completing external façade upgrades, landscaping, a new pedestrian shopfront walkway, and a purpose-designed undercover six-bay Click & Collect drive-through.

With a bustling market square at its centre, the project involves the addition of new street trees and shade trees as well as a softened interface with the streetscape, and Mainbrace is completing minor upgrades to Deception Bay Road to improve access.

Upon completion, MKT Square Deception Bay will comprise approx. 21,150sqm of retail space with Woolworths, Coles, Liquorland, Dan Murphy’s, a medical precinct, Play & Learn Child Care, six mini-majors, three pad sites, Centrelink, and 40 specialty retailers.

The Mainbrace team on-site has worked in challenging conditions to ensure the refurbishment has progressed to schedule and the completed centre will fulfill its potential as a local community focal point.

With an average of 60 workers on site each day, peaking at 115, Mainbrace has managed to sequence and deliver the works to enable the existing centre to remain open and trading. The comprehensive waste management plan has ensured all concrete and metal waste has been recycled, while much of the panel and steel of the original structure has been maintained.

The refurbishment and expansion of MKT Square Deception Bay will transform the center and expand its offering to provide greater variety, choice, and convenience to residents in the rapidly growing Moreton Bay region. It’s a prized addition to Mainbrace’s Queensland portfolio.
