We delivered Home Co Toowoomba within budget under a fixed lump sum design and construct contract. Mainbrace handed the project over on schedule with practical completion achieved the day before The Centre opened in time for Christmas trade. A major factor in helping us successfully deliver the project was engaging and building relationships with local trades and suppliers servicing the Toowoomba regions. This was critical in helping to ensure we could meet the very tight constraints of the program.
Originally the building was designed as a single large format retail bulky goods facility. Converting the building into nine individual tenancies with a café required careful review of the existing services and fire compliance. To keep construction costs low, we decided to keep the existing services where possible. This allowed for shared high-level services throughout.
To achieve this, we implemented several design options:
– Inter-tenancy walls not exceeding 4750mm AFL
– Open cell ceilings with makeup lighting to individual tenancies
– Make-up air operable louvres to aid the smoke exhaust system
– Using perforated entrance roller doors to tenancies.
